There are many ways in which building occupants, property managers or owners could unknowingly impact a perfectly good, sound roofing system or invalidate their roof warranty. So ask yourself the following questions...
1. Am I withholding payments to my roofing contractor?
Warranties require that terms of agreement with the authorized roofing installer be finalized in order for the warranty to commence. Not paying for roof work completed, and as agreed will impact receiving a valuable guarantee of workmanship and product performance.
2. Do I report leaks or issues promptly?
Most roofing problems surface soon after projects are completed. As things in construction can and do happen, any deficiencies in roof waterproofing should be resolved as quickly as possible. If leaks are not reported however this can lead to further complications. In the case of a Duro-Last Warranty: within the first two years of your roofing system, notify your original installer promptly of any noted roof leakage. After two years, your warranty document will detail how to follow-up with Duro-Last directly.
3. When was the last time I had my roof checked or maintained?
Your roof may be out of sight but it should not be out of mind. Regular inspections should be done by a competent maintenance person, or by arrangement with your roofing contractor, 2x times per year--ideally spring and fall. Important things to look for:
Clogged drains, scuppers, debris, cracks in masonry, mortar, caulking, flashings, punctures or broken seams. Check rooftop equipment such as HVAC units, skylights, duct work, satellite dishes, signage or solar panels. Clean up any seasonal debris--it is vital to the performance of your roofing system to make sure drainage, gutters, downspouts are clear and plumbing is functioning well! Note any structural wear or signs of leaks. Remove any sharp items which may cause punctures--screws, nails, metal scraps or abandoned tools.
4. Do I know where my warranty information and roofing records are?
Valuable warranty information and roofing records should be kept together with inspection information or documentation of any rooftop service work. As warranties are transferrable, passing along this file after any transfer of real estate ownership or change in property management is important. If future owners or facility managers do not have access to this information and call in another flat roofing company, or have incompatible products used in repairs or installed on connected areas it may void the terms of the original agreement.
5. Have I allowed other Contractor/Trades to work ontop of my roof?
Modification of your building, installing fixtures or equipment without follow-up help with the roofing contractor may cause trade damages such as puncture holes, the impact of falling objects or contamination by oils or solvents. Minimize access ontop your building and consider installing walk pads if there are necessary maintenance or high foot traffic locations.
6. Is the exterior of my building safe and secure?
Roofing warranties do not cover willful acts of damage or vandalism. Protect and secure any potential area of access. Remove and store portable ladders out of the area, and lock out building access points. Good exterior or motion sensor lighting is an important part of building security.
